SALE DESCRIPTION
This is an opportunity to purchase NurseryTrees.com’s specialized inventory of 10,000+ Privacy Trees and related business operations (if desired). Note that “privacy trees” is a particularly valuable “niche” to dominate—sales are almost always for several trees, not just one or two, and buying the trees is not necessarily “discretionary spending” because people are so upset about the new house next door, increased traffic, etc. Likewise, a good privacy screen can significantly increase the value of a property in a more direct way than an ornamental tree can.
NurseryTrees.com, LLC is owned by Michael & Sally Gillie. We started planting trees in the Spring of 1995 after we purchased an old farm in the Snohomish area. Since then our business has “grown” in every sense of the word and today we have thousands of satisfied Customers throughout the Puget Sound area. It has been a fun 30 years.
Michael Gillie is 76 years old and recently had significant health challenges. It is time for Michael & Sally to retire and they have ceased operations.
Inventory
We have 10,000+ Privacy Trees at our River Growing Fields and original Nursery Property. This Inventory includes good numbers of the basic Privacy Trees—Emerald Green Arborvitae, Excelsa Cedar, Leyland Cypress, Green Giants, etc.—as well as “specialty” trees and trees that no other nursery tree farm has such as “hedged” Leyland Cypress and trees that no one else has such as Thin Man Arborvitae. Most of our Privacy Trees are located at our River Growing Fields. This property is available to lease if Buyer needs that.
Equipment
We have vehicles, trailers, and farm equipment necessary to run the business. To be discussed further, based on the needs of the parties.
Employees
Almost all of our 12 employees have been with us for many years and are experts at what they do, with a proven track record of success. Presumably they would wish to continue working for a new owner if desired, but the need for them will obviously depend on the purchaser. To be discussed further.
Sale Structure
Note that there are several possibilities as to how a sale could be structured, largely dependent on the needs of the Buyer. One attractive Buyer would be an existing nursery/landscape company in this area that wants to add Privacy Trees to its offerings, or simply expand its privacy tree inventory. Basically a sale could be structured to the needs of the Buyer and could include: all of our tree inventory, our River Growing Fields on a lease basis, All equipment used in the business; and the right to use the NurseryTrees.com Intellectual Property such as our Privacy Tree Comparison Chart (See “Privacy Tree Research Tools” section below). Our preference would be to sell this “package deal”, but if that doesn’t happen then we will explore just selling the entire Inventory only. And if that doesn’t happen, then we will take orders to sell only parts of the inventory. All “to be determined”.
Financial Information
Financial information will be provided as needed. NurseryTrees.com, LLC’s revenue has grown over 30 years from zero to a high of $1,612.935. Our average revenue for the last five ears is just short of $1,500,000. At these levels we were basically working at full capacity. Of course, past performance is not a guarantee of future results. . . .
Debts
NurseryTrees.com, LLC has no debt other than ongoing monthly expenses. All equipment, tree inventory, and real estate is paid for.
Real Estate
Other than the possible lease of our River Growing Fields, no real estate is included in this sale.
Purchase Price
The Purchase Price will be provided once the needs of the Buyer are determined. If the Buyer wants the “whole business” then the Purchase Price could be a combination of inventory value, equipment value, Intellectual Property value/goodwill. If the Buyer only wants to purchase our tree inventory, then the purchase price would be a percentage of the retail value of the inventory trees, or some other “formula” as agreed by the parties. Related questions that would need to be answered to determine the price:
Will Buyer or Seller be responsible for digging/B&B/ loading?
What is Buyer’s timeline for removing trees?
Will the sale include any equipment? To be discussed.
Does Buyer wish to use the domain name “NurseryTrees.com”?

(next section)?
Would Buyer like a training session in selecting the right
Privacy Tree, using the online tools, etc. or ?

Emerald Green Arborvitae
Thuja occidentalis “Smaragd”
The most popular privacy tree. “Emerald Greens” create solid, low-maintenance walls occupying only 3–4 feet of yard space.

Mature Width: 2–3 ft (can reach 3–4 ft over many years)
Foliage: Evergreen
Sunlight: Full sun, partial sun; doesn't like shade
Soil: Well-drained; must be kept well watered when first planted
Growth Rate: Slow, 6–9" per year once established
Spacing: 2 ft centers (rule of thumb)
Advantages: Narrow footprint preserves yard space; small root systems allow planting near driveways, patios, sidewalks; dense screening capability.
Disadvantages: Only reach 15 feet maximum; require full sunlight and well-drained soil; slow-growing; deer browse them.
Leyland Cypress
x Cupressocyparis leylandii
Well-known as the fastest-growing privacy tree. “Natural” Left & “Hedged” Right.

Foliage: Evergreen
Sunlight: Prefers full sun; likes hot weather
Soil: Must be well-drained; won't tolerate "wet feet." OK in acid or alkaline soil
Growth Rate: Fast, up to 4 ft per year after established
Spacing: 4, 6, or 8 ft centers or wider
Advantages: Exceptional growth speed; can be hedged into beautiful shapes.
Disadvantages: Relentless growth—trees often become oversized; require excellent sunlight and drainage; shallow-rooted, prone to windthrow.
Excelsa Cedar
Thuja Plicata Excelsa
A native Western Red Cedar variety offering more height than Emerald Greens with a natural appearance; fuller and bushier than standard Western Red Cedar.

Disadvantages: May overwhelm urban yards at full size; requires yearly maintenance if hedged.

. A newer privacy tree combining Emerald Green characteristics (tall and narrow) with faster growth and greater height. Described (by us) as the "Holy Grail" of privacy trees. Available exclusively in The Northwest through NurseryTrees.com (as far as we know.).
Advantages: Fills the gap between short-but-narrow Emerald Greens and wider options; significantly taller; narrower than other trees; full, bushy, fast-growing.
Disadvantages: Mature dimensions not yet precisely determined.
Green Giant Arborvitae
Thuja standishii x plicata “Green Giant”
Green Giant Arborvitae “Before & After & After &After”
Fast-growing hybrid cedar; taller than Emerald Greens but not as wide as Excelsa Cedars and Leyland Cypress.

Soil: Widely adaptable, including wet soil

Advantages: Fast-growing; handles wide range of growing conditions including wet soil.
Disadvantages: Still somewhat wide for many yards; may develop sparse top areas.
Gold Rider Cypress
x cupressocuparis leylandii “Gold Rider”
A variety maturing at half the regular Leyland Cypress size with slower growth; features beautiful golden foliage creating stunning hedges or specimen trees.

Soil: Well-drained; drought tolerant once established. OK in acid or alkaline soil

Advantages: Unique golden color distinguishes from all-green trees; colorful alternative to Emerald Greens, Excelsa Cedars, or Green Giants.
Disadvantages: Requires full sun for full gold color development; more golden in summer than winter.
Emerald Tower Arborvitae
Thuja occidentalis “Emerald Tower”
Emerald Tower Arborvitae are fast-growing privacy trees almost identical in size and shape to Green Giant Arborvitae.

Foliage: Evergreen
Sunlight: Full sun, partial sun
Soil: Well-drained
Growth Rate: Fast — up to 3 ft per year
Spacing: 3, 4, or 5 ft centers or wider
Advantages: Fast-growing. Dark brown to dark green coloring. Inexpensive screening.
Disadvantages: Noticeable quantities of brown cones which some people don’t like. This tree was an experiment for us—as was the Thin Man--and we still are not certain of its variety. Because of the “unknowns” we discounted the price of these trees significantly and discovered that there was a market for that—“inexpensive screening”.
H.M. Eddie Yew
Taxus x media “H.M. Eddie”
Excellent shade-tolerant alternative to Emerald Greens; columnar growth habit; much more shade-tolerant than Arborvitaes.

Mature Width: 3–5 ft (usually 2.5–3 ft determined by spacing)
Foliage: Evergreen
Sunlight: Full shade, partial shade
Soil: Well-drained; tolerant of dry shade once established
Growth Rate: Moderate, 6" to 1 ft per year once established
Spacing: 3 ft on center
Advantages: Low-sunlight alternative; same columnar growth as Emerald Greens without requiring full sun; narrow, space-efficient.
Disadvantages: Upward branching and flat top make them susceptible to snow damage; periodic tying lessens this risk.
Schipka Laurel
Prunus laurocerasus “Schipkaensis”—aka “Skip” Laurel
Smaller, slower-growing than English Laurel; columnar growth habit; creates lovely, full hedges.

Foliage: Evergreen
Sunlight: Full sun, partial sun, shade tolerant
Soil: Well-drained; does not like wet soil. Fairly drought-tolerant once established
Growth Rate: Moderate
Spacing: 4 or 5 ft centers
Advantages: Suitable for urban settings; creates beautiful hedges; more shade-tolerant than Emerald Greens; often replaces Arborvitaes.
Disadvantages: None significant if 12–15 ft height and 6–8 ft width suffice.
English Laurel
Prunus laurocerasus
Dense evergreen shrub/tree with shiny green leaves; one of two shade-tolerant options on the list.

Sunlight: Full sun, partial sun, shade tolerant
Soil: Well-drained; does not like wet soil
Growth Rate: Fast — up to 3 ft per year once established

Advantages: Fast-growing evergreen; beautiful hedge potential; shiny foliage; grows in shadier areas than most privacy trees.
Disadvantages: Requires pruning at least twice yearly if hedged; often reacts negatively to transplanting, though typically recovers.
Portugal Laurel
Prunus lusitanica
Easy-to-grow, densely branched shrub with glossy green leaves turning reddish when young.

Mature Width: To 15 ft
Foliage: Evergreen
Sunlight: Full sun, partial sun
Soil: Well-drained; tolerant of heat and drought once established. Will not tolerate poor drainage
Growth Rate: Moderate
Spacing: 3–5 ft centers
Advantages: Medium-sized; makes good screens either hedged or natural.
Disadvantages: Different appearance with curved leaves—some prefer English or Schipka Laurel.
